What is the Role of a property manager? Typically a property manager is a liaison between the landlord and/or the management firm operating on the landlord's behalf and tenant.

Our Services Outlined Below are considered full management, we will consider additional or modified services as warranted. Contact PSN for a consultation and we will design a management solution to suite your needs.

Initial Needs Assessment: A thorough inspection of the property will be performed and if warranted a written assessment will be prepared outlining current efficiency of the building and units as they are presently being managed and operated.

  • Recommendations will then be made that will be geared to improving current operation, increase overall efficiency. The recommendations are made with the hopes of increasing future / present value of the subject property as well as making it easier to operate. 
  • As needs arise and capital improvements are warranted we will determine short term and long term strategies to address these concerns and plan appropriately with the property owner.

Rental and Leasing Services:  

  • Advertise the unit in local newspapers if deemed necessary, on the internet and on the MLS until the unit is rented. Digital photos will be taken and incorporated onto the MLS and company web site. PSN will create a unit specific hyperlink which can be emailed to prospective tenants highlighting the unit for rent
  • Show the unit to prospective tenants and provide property owner with feedback Tenant application and
  • tenant screening will include: some are optional services
    • Credit Check: credit score, 7yrs of financial record, collection and charge off, bankruptcy.
    • Social Security Search: verify social match
    • 7yrs national address Search.
    • Eviction- Statewide court eviction search
    • Employment verification
  • Prepare all tenant at will, lease agreements and disclosure forms, collect and account for funds and facilitate full execution of agreements between landlord and tenant
Repairs and Maintenance:

We will make the necessary arrangements to contract with service personal to keep the property in good repair. Some of the possible contracts we will make and oversee are landscaping, snow removal, cleaning, handy man, pest, emergency response and other necessary contracts to keep the property maintained and furthermore improve the quality of life for the tenants. We will work with and maintain an operating budget for said services, oversee, employ / contract and discharge all subcontractors affiliated who are affiliated with the property.

Collection of Rent and Additional Income: 

We will use our best efforts to collect promptly all rents and income from the property when they become due. The collection of rents may be performed in person or by direct deposit an assessment will be made to perform best practices for efficient delivery of revenue for a particular property.

Initiation of Legal Action: 

For delinquent accounts we will prepare proper notices and serve as needed. We will also make necessary arrangements with a legal representative to initiate an eviction if warranted. Our focus is to collect the revenue that is owed but in the event of a delinquency leading to an eviction we will expedite the process to mitigate the loss of revenue. 

Bank Accounts and Reserve Accounts: 

Owner and PSN Realty will set up a bank account to service the property. If applicable a reserve account for debt service, insurance, repairs / maintenance will be established.

Records and Reports: 

All revenues and expenditures will be accounted for by PSN Realty, paid invoices, bills and notices shall be furnished to the property owner on a monthly basis.
